Illustrative masterplan – land south of Ermyn Way, Ashtead, Surrey.

Wates Developments and its Vistry Group partners are delighted to have submitted outline plans to Mole Valley District Council (MVDC) for up to 270 new homes in Ashtead, Surrey. The proposals will bring forward vital, high-quality homes – 108 of which will be affordable – on land south of Ermyn Way.

Wates Developments, part of the Wates Group, is headquartered in nearby Leatherhead and specialises in residential land, planning and development. This unique combination of community knowledge and expertise ensures that its plans for Ermyn Way will significantly support local housing provision in an area where new homes are urgently needed.

Land south of Ermyn Way is allocated for residential-led development in MVDC’s adopted Local Plan. Wates Developments, in partnership with Vistry Group, has shaped the proposals in line with Local Plan policy and has consulted extensively with Council members, key stakeholders and the general public, including local schools, to seek their views and feedback on the plans.

Wates Developments is committed to creating a distinctive and responsive new neighbourhood, offering a good range of house sizes and types. The proposed development will enhance the existing local community and deliver a range of benefits for people in Ashtead in addition to the much-needed new homes, including:

  • A purpose-built community building with potential for a children’s nursery
  • Landscape-led, with approx. 30 acres of open space with green corridors and children’s play areas
  • Potential to deliver 20% gain in net biodiversity
  • On-site car share club and enhanced walking and cycling facilities

Wates Developments is part of the fourth-generation family business, Wates Group. Established over 127 years ago, Wates Group is one of the leading privately-owned, construction, development and property services companies in the UK. The new homes will be built by Vistry Group, who are one of the UK’s leading housebuilders.

John Tarvit, Director of Planning for Wates Developments, said: “Wates has a long and proud history in Leatherhead, so we’re delighted to have the opportunity to bring forward much-needed new homes so close to our head office.

“We have an exciting vision for this site to create a sense of place and community, with landscape-led design that incorporates a variety of green spaces. Our proposals will help encourage social interaction, provide safe and attractive streets, encourage sustainable travel choices, and maximise biodiversity.

“We’re proud that this will be a high quality, net zero development that reduces carbon emissions and enhances the resilience of the development to a changing climate. All new homes will be lean, clean and green.”

In addition to this project, Wates has secured a dedicated pavilion at The UK’s Real Estate Investment & Infrastructure Forum (UKREiiF), providing a prime platform to host discussions, panels, activities, and networking events. With UKREiiF expected to attract 16,000 investors, developers, end-users, and local authorities, Wates aims to strengthen its existing client base while forging valuable partnerships for future business opportunities.
