Transpennine Route Upgrade: From rail to regional renewal April 21st, 2026 Mya Driver By: Transpennine Route Upgrade How a once-in-a-generation investment is unlocking connectivity, confidence and opportunity in the North. For decades, communities across the North have called for better connections to match their economic ambition. Today, that ambition is being realised. The Transpennine Route Upgrade (TRU), an £11 billion transformation of the 70-mile railway between York and Manchester, is not just improving journeys, but reshaping markets, unlocking development and creating the conditions for long-term, sustainable growth. At UKREiiF, where investors, developers and decision-makers come together to drive regeneration, TRU represents a clear proposition: infrastructure investment at scale is already translating into real economic opportunity. TRU is the blueprint for a modern, high-performance railway in the North, underpinning the ambitions of Great British Railways and Northern Powerhouse Rail. It also signals long-term public commitment, helping to reduce risk and accelerate private sector confidence across the corridor. Across Huddersfield and North Kirklees, this commitment is visible in real time, with hives of activity and thousands of skilled jobs supporting delivery on a live railway. This is not a future vision but a programme already transforming places and perceptions. An independent review commissioned by Network Rail confirms the scale of this transformation. Around Huddersfield Station, investment is driving measurable regeneration, including £368 million of net additional economic benefit, 918 net additional jobs, 801 net additional homes, and 36,300 sq.m of additional commercial floorspace over ten years. Planning activity reflects this shift, with applications within 1.5 miles of the station increasing by 33 per cent following TRU’s funding commitment in 2020. Over the same period, planning value has risen by 188 per cent, from £311.9 million to £899.9 million. These figures demonstrate a clear relationship between infrastructure investment and market response, with enhanced connectivity strengthening labour markets, increasing land values and unlocking viable development at pace. TRU’s total approved commitment stands at £7.3bn, since the Department for Transport’s initial £589 million programme commitment in August 2020, this momentum has continued to build. Independent analysis shows £1.9 billion of gross direct economic benefit within the station’s impact zone, alongside sustained growth in planning activity, with 2024 recording the highest levels to date. While TRU will deliver faster and more reliable journeys, its impact goes further. The programme is increasing capacity through longer trains and more seats, improving accessibility with step-free stations, and supporting a shift towards lower-carbon and more sustainable travel. Together, these changes are helping to create a more productive, inclusive and better-connected regional economy. Across North Kirklees, partners are aligning investment to maximise these benefits. Dewsbury’s Town Investment Plan, the ten-year Pride in Place programme and regeneration activity across Batley, Cleckheaton and Heckmondwike are combining heritage renewal with future-focused development. Around £195 million in place-shaping investment and a wider £2 billion programme across business, skills and infrastructure are reinforcing TRU’s impact, helping to create greener, better-connected places that are increasingly attractive to residents, businesses and investors. Development is now concentrating where connectivity is strongest, from the regeneration of Dewsbury Arcade to new housing in Soothill and Chidswell, ensuring that growth is both targeted and sustainable. For those attending UKREiiF, the message is clear. TRU is not simply a future catalyst but a programme that is already unlocking sites, accelerating planning activity and changing market perception. With strong public investment, coordinated local leadership and growing private sector confidence, Huddersfield and North Kirklees present a compelling opportunity for long-term investment. The next decade will see this transformation continue as TRU and its connected programmes are delivered, shaping a higher-value local economy and creating places where people and businesses can thrive. TRU is delivering it, unlocking growth and opportunity mile by mile, place by place.
