In a major development for Warrington, plans have been laid out for the demolition of the remaining structures at Fiddler’s Ferry power station, paving the way for the construction of over 860 new homes. This initiative marks a transformative phase for the site, which ceased operations in March 2020 and was acquired by Peel NRE in July 2022.

Peel NRE has submitted detailed proposals to Warrington Borough Council for the second phase of the demolition, aiming to clear the site for an ambitious mixed-use redevelopment. The plan includes not just housing but also approximately 101 hectares of employment land, a new primary school, shops, community facilities, a potential GP surgery, and extensive green infrastructure.

The Fiddler’s Ferry site, which began operations in 1971 and was fully commissioned by 1973, has been a significant industrial landmark in the region for nearly five decades. With permission for phase one of the demolition process already granted and underway, including the blowdown of four iconic cooling towers in December last year, the project is now moving to its next critical phase.

The proposed redevelopment, supported by the Warrington Local Plan, aims to contribute significantly to the region’s housing supply and economic development. It envisages not only the delivery of a considerable number of new homes but also the creation of a vibrant community hub complete with educational, healthcare, and leisure facilities.

Demolition works are anticipated to begin in the second quarter of 2024, with the process expected to take a minimum of 18 months. The proposed start date for the second phase of demolition is May 31, with an aim to complete by New Year’s Eve.

This redevelopment initiative represents a major step in repurposing one of the largest brownfield sites in the region, transitioning from its industrial past to a future focused on meeting the housing and community needs of the area. With extensive planning and phased demolition, Peel NRE is set to facilitate a transformative redevelopment, embodying a commitment to sustainable growth and community development.
