The London Borough of Enfield is actively searching for a development partner to take on the £260 Million redevelopment of Meridian Thirteen, a key part of the larger Meridian Water regeneration effort. The council aims to find a collaborator who will help realise a series of ambitious goals for the site.

These objectives include maximizing the financial return to the Council, delivering a sustainable and high-quality design that highlights the area as a critical entrance to Meridian Water, and ensuring long-term scheme quality through effective placemaking and estate management. The project also seeks to offer a variety of housing options affordable to a broad spectrum of Londoners, accelerate the development process to quickly provide homes and vibrant ground floor spaces, and create engaging non-residential features and public realms to boost footfall and enhance the site’s role as a gateway.

The project’s gross development value has been preliminarily estimated, guiding the financial expectations of this venture. Potential partners can find further details and application documents via the Council’s official procurement portal.

While the Council retains the right to halt the selection process at any stage before a contract is awarded, it underscores its commitment to transparency by not obligating itself to accept any proposal and reserving the option to request new tenders if deemed necessary. Furthermore, the Council will not cover any costs incurred by applicants during the tender process.
