Amstone Ventures has submitted a planning application for the 3.28 acre former Sainsbury’s site in Stockport town centre for a build to rent-led residential development.

The site, situated on Warren Street, close to the historic Market Place and Underbanks area of the town, was purchased by Amstone in March 2021.

Architect, Leach Rhodes Walker, has drawn up a plan for a £100m landmark scheme of 563 high quality residential homes. There will be a mix of one-, two- and three-bedroom apartments and town houses together with a large communal garden and surrounding greenspaces.

Amstone’s ambition is to transform this former supermarket and car park into a vibrant new residential community.

The development will increase housing choices in the town centre, regenerate a key vacant site and create new connections to the adjacent River Goyt.

Once plans have been approved, the scheme could start late 2022.

Martin Halsey, operations director of Amstone, said: “Stockport is a town centre that is changing rapidly and we’re excited to be part of it with such a significant site, close to the historic town centre.

“We can see a vibrant and buzzing residential community forming as a number of schemes come together to contribute to Stockport’s ambitious residential plan.”

He added: “To realise our vision, we have engaged the same team that developed the landmark BTR scheme for Grainger at Clippers Quay in Salford Quays – led by architect Leach Rhodes Walker to bring a best-in-class residential development to Stockport.”

The proposals support Stockport Council’s strategy and set a precedent for future town centre residential-led regeneration. Commenting back in March 2021, on Amstone’s purchase of the site, Cllr David Meller, cabinet member for economy and regeneration at Stockport Council, said: “It is great to see the former Sainsbury’s site being brought back into use so quickly, which shows the confidence so many have in our town centre.

“Amstone join the list of developers who are helping to deliver the regeneration of the town centre and this complements our ambitious plans for the town and our reputation as a great place to live, work, enjoy and do business.”

Amstone’s professional team on the Stockport BTR project are Leach Rhodes Walker (architect), Deloitte (planning consultant), Layers.Studio (landscape architect), Cumming Group (costs consultant).
