Grainger’s Connected Living London (CLL) joint venture with Places for London has agreed to forward fund and acquire a 195-home build-to-rent scheme in West London for around £68.4m.

The scheme will be delivered at Chiswick Reach, a regeneration site on former railway land off Bollo Lane, close to Chiswick Park Underground station and South Acton Overground station. The development will be delivered by Barratt Redrow under a forward-funded arrangement.

The project will comprise 195 professionally managed build-to-rent homes, including 95 units offered at Discounted Market Rent. In addition to residential accommodation, the scheme will include approximately 4,299 sq ft of commercial space and around 5,499 sq ft of resident amenities, such as co-working facilities and a gym.

Under the Connected Living London joint venture structure, the total acquisition and development costs will be shared broadly 51:49 between Grainger and Places for London, Transport for London’s property arm.

Construction is expected to commence in the first quarter of 2026, with practical completion and the start of leasing targeted for late 2028 or early 2029.

The transaction strengthens Grainger’s build-to-rent presence in West London, adding a significant forward-funded scheme to its existing rental cluster and supporting its long-term London growth strategy. For Places for London, the deal advances its objective of bringing forward new homes on surplus and railway-related land, with a focus on professionally managed rental housing. The agreement also highlights the increasing use of forward-funded build-to-rent disposals by major housebuilders, allowing developers such as Barratt Redrow to de-risk delivery through bulk sales to institutional investors.
