A new neighbourhood is set to rise from a patch of weeds just outside the city centre as Capital&Centric push ahead with their vision for Fitzwilliam. After a conversation with locals to see what they think, the social impact developer has submitted plans to Sheffield City Council.

Capital&Centric are known for their imaginative re-use of places. They’re no strangers to Sheffield following for their recent acquisition and reopening of the Cannon Brewery and for co-producing the Sheffield-based Channel 4 show Big Interiors Battle, which focused on their Eyewitness Works.

Fitzwilliam will sit right across from Eyewitness Works, where they have already restored two grade II listed buildings and delivered Brunswick – their industrial style newbuild.

The buzzing new neighbourhood will bring 192 homes, complete with communal lounges for work and play, a plant-packed courtyard to kick back in, and a rooftop terrace for views of the Steel City. Head to the ground floor and there’s space for an indie café, or bar to move in and make their own. Better yet, all the shared spaces will also be open to those who already call Eyewitness home.

What we’re creating here is a community where people actually want to spend time; that means homes that feel like home, shared spaces to make new friends, and proper greenery to unwind in. Eyewitness already has a great buzz and Fitzwilliam is really going to add to that energy. It’s been great to chat with people about what we’ve got in store, and we can’t wait to make it a reality.”

Capital&Centric are opening up the streets around Fitzwilliam, creating a proper pedestrian route through to Eyewitness. Neighbouring Thomas Street gets trees, benches, and local artwork that nods to Sheffield’s industrial past, while Fitzwilliam, Milton, and Egerton streets all get more greenery, better lighting, and spots where people can stop and hang out.

The homes at Fitzwilliam will feature Scandi-designed HAY furniture and will be run by Ollo, Capital&Centric’s in-house rental team. Ollo is reimagining what renting looks like and the friendly on-site team are ready to handle everything from rapid-response maintenance to buzzing events that bring the community together.
