Martin’s Properties has acquired the freehold interest in Nicholson House, a vacant office building located on Lime Kiln Close in Bristol, with plans to redevelop the site into a modern self-storage facility.

The one-acre site includes a 15,444 sq ft office building and represents a key step in the company’s strategy to expand its tech-driven, secure, and sustainable self-storage platform. The Bristol acquisition strengthens Martin’s Properties’ footprint in the South and South West of England, with further acquisitions targeted in locations such as Bath, Dorchester, Southampton, and Taunton.

The site’s prominent position, excellent transport links, and strong passing traffic make it a highly strategic location for the company’s growing self-storage business. The development will contribute to a wider portfolio of purpose-built facilities designed to meet increasing consumer demand for flexible storage solutions—a trend driven by lifestyle changes such as home working and evolving space needs.

The Bristol project follows Martin’s Properties’ first new self-storage scheme in Didcot, which is currently under development and expected to complete in 2026.
