Dominus has submitted fresh plans for a major purpose-built student accommodation (PBSA) development in Stratford, East London, following a comprehensive redesign to meet updated regulations and address community feedback.

Developed in partnership with Queen Mary University of London, the proposals set out a 34-storey, 700-room student tower on Stratford High Street, replacing existing buildings at 302–312 Stratford High Street. The scheme supersedes an earlier consented plan from 2023.

The new proposals include 700 student bedrooms, with a proportion designated as affordable student housing, 801 square metres of workspace, a new community pub, a pocket park, and new public access to the Channelsea River, reconnecting the area with its historic waterway.

The design, led by Howells architects, was reworked in response to both planning inspector guidance and local community feedback. Earlier proposals, refused on appeal in 2025, raised concerns around height, cladding prominence, and compliance with the local plan. The revised scheme addresses these issues while complying with the latest safety regulations, including the new requirement for a second staircase in tall buildings to improve fire safety.

The development seeks to deliver significant social, economic, and regeneration benefits for Stratford. By providing additional affordable housing options, public amenities, and workspace, the scheme aims to serve both students and the wider community.

Dominus’s submission marks an important milestone in efforts to bring forward much-needed student accommodation in Stratford. By balancing regulatory requirements, community input, and its university partnership, the scheme represents a key step in revitalizing Stratford High Street and supporting London’s growing student population.
