Network Rail has announced ambitious plans to transform a 1.85-acre vacant site adjacent to Glasgow Queen Street Station into a dynamic new city hub, delivering modern offices, retail facilities, and improved station access in line with Glasgow’s 2030 City Centre Strategy.

The development will see the creation of an enhanced Station Quarter, supporting an estimated 350 new jobs and offering skills and training opportunities to benefit the wider community.

Key features of the project include:

  • A striking new station entrance from North Hanover Street
  • Expanded retail space and public areas
  • Approximately 430,000 sq. ft (40,000 sq. m) of sustainable commercial office space, setting a new benchmark for Glasgow’s green office standards
  • Future phases with potential for additional office and residential buildings, creating a vibrant mix of living and working spaces

The scheme will be developed in partnership with blocwork, with designs led by Comprehensive Design Partnership (CDA) and Arup.

As part of the statutory pre-application process, public consultation events will take place in autumn 2025, giving Glaswegians the opportunity to provide feedback and help shape the future of their city centre.

The redevelopment aligns with Glasgow City Council’s vision to enhance retail and business opportunities within the Principal Retail Area and Strategic Economic Investment Location, while strengthening connections to the newly redesigned George Square and pedestrian-friendly Avenues project.
