Leisure: Royal London and NEAT Developments Advance Plans for Major Redevelopment of Southbury Leisure Park August 20th, 2025 Mya Driver Royal London, in partnership with NEAT Developments, is progressing plans to transform Southbury Leisure Park in Enfield into a landmark residential-led, mixed-use development that will help address the borough’s urgent housing needs.The 2.95-hectare site, currently home to Cineworld and several restaurants, has been identified in Enfield Council’s Local Plan as a key opportunity site to support the delivery of around 34,000 new homes over the next decade. The proposed scheme would deliver approximately 1,200 new homes, with a strong emphasis on the build-to-rent market and a proportion of affordable housing.In addition to much-needed housing, the proposals include:New community and retail spaces along Southbury Road to create a more vibrant local destination. Enhanced pedestrian and cycle links to nearby schools, the leisure centre, and playing fields. Public green and open spaces, contributing to sustainability and wellbeing. A varied skyline, with a proposed 26-storey landmark tower, mid-rise blocks between 16–20 storeys, and lower-rise elements to integrate with the local area.Royal London and NEAT Developments have already held early public consultations to hear from local residents and stakeholders, with community feedback helping to shape the evolving masterplan. Concerns around building heights and density are being carefully considered as part of the design process.A formal planning application is expected in autumn 2025. If approved, the redevelopment would represent a major step forward in the regeneration of the A10 growth corridor, unlocking new homes, jobs, and amenities for Enfield.
