Vistry Group today announced the acquisition of the former Rugeley Power Station site in Staffordshire from Engie, marking a significant milestone in one of the largest brownfield regeneration projects in the region.

The 139-hectare (343-acre) site will be transformed into a vibrant new community, with plans to deliver up to 2,300 homes across a mix of tenures — including affordable housing, private rented sector properties, and open market homes.

Key features of the masterplan include:

  • An all-through school providing education from primary to secondary level.
  • A riverside park offering green space and leisure opportunities.
  • Commercial spaces and community amenities to support local businesses and residents.
  • A strong focus on placemaking and sustainability, ensuring a thriving, long-lasting neighbourhood.

The site, which has undergone extensive remediation, holds outline planning consent for the proposed homes and supporting infrastructure. The scheme is designed to address the local housing shortage, enhance the area’s economy, and create a high-quality living environment for future generations.
