Manchester City Council is preparing to approve a major regeneration plan for the Grey Mare Lane estate in East Manchester, which could see around 1,000 new homes delivered. The strategy, designed by BDP, is expected to guide the future redevelopment of the 57-acre site, located near the Etihad Stadium in Beswick.

The plan, which has been in consultation since May, outlines a vision for new housing, improved transport links, enhanced green spaces, and better retail and health services. Of the proposed homes, 33% are expected to be one-bedroom units, 47% will offer two bedrooms, and 20% will be three-bedroom homes.

The council will collaborate with One Manchester, which owns many of the homes on the estate, Great Places Housing Group, and This City, the council’s housing delivery initiative, to bring the plan to fruition.

Great Places Housing Group has already put forward a plan for a new apartment block, which will feature 69 flats on a site formerly occupied by The Manchester bar. Additionally, the housing association is developing a scheme for approximately 100 homes off Sunny Lowry Road, part of the wider masterplan.

This City will contribute around 150 homes on the site of the former police station off Grey Mare Lane, while One Manchester is in the process of demolishing and rebuilding 120 homes.
