Peabody and Crest Nicholson have announced a joint venture to build hundreds of new homes in Brackley, Northamptonshire.

This collaboration between the not-for-profit housing association Peabody and the housebuilder Crest Nicholson aims to deliver approximately 405 high-quality, energy-efficient homes on a 34-acre site off Turweston Road.

The development will feature a mix of one- and two-bedroom apartments, as well as two-, three-, and four-bedroom houses. These homes will be available across various tenures, including affordable rent, shared ownership, and open market options. Sustainability is a key focus, with each home benefiting from an air source heat pump and an electric vehicle charging point.

Residents will also have access to extensive open spaces, including three new play areas, over seven acres of green spaces, a wildflower meadow, and new ponds, providing ample opportunities for community enjoyment and engagement.

Peabody and Crest Nicholson plan to submit a detailed planning application later this year, with construction set to commence in 2025. The homes will be delivered in phases to ensure a smooth development process.

Simon Barry, Regional Managing Director at Peabody, expressed enthusiasm about the partnership: “Our collaboration with Crest Nicholson is excellent news for Brackley and its residents. Both organisations are committed to delivering high-quality, energy-efficient homes and adding long-term value to communities. These much-needed new homes, many of which will be affordable, will provide the benefits of market town living with easy access to the countryside, Northampton, and the M40 motorway. We look forward to welcoming new residents next year.”

Adrian Sims, Managing Director at Crest Nicholson Chiltern, echoed this sentiment: “We are pleased to join forces with Peabody to build this new community on the edge of Brackley. This partnership allows us to leverage the expertise of both organisations to offer a range of high-quality, energy-efficient homes and amenities that will benefit residents and the wider community for years to come. We are excited to work closely with Peabody to create a thriving, quality community that meets the growing demand for private market and affordable housing.”
