The deal sees the property transition from the ownership of Frogmore Real Estate Partners, who had held the freehold since April 2021, to becoming a key asset within the Deka-ImmobilienMetropolen fund’s portfolio.The Ruby Zoe, which welcomed its first guests in June 2023, is the second establishment by Munich-based Ruby Hotels in London, following the success of Ruby Lucy on Southbank in 2019. The hotel boasts 173 rooms and continues Ruby Hotels’ expansion in the city, with Ruby Stella expected to open in Clerkenwell in April.The forthcoming Ruby Stella aims to harmonise with Clerkenwell’s historic charm, offering 154 guest rooms designed around Ruby’s ‘lean luxury’ concept, which prioritises essential luxuries such as quality aromatherapy products and comfortable bedding. The property will feature a 24-hour bar inspired by Charles Dickens and a courtyard terrace for guests.Ruby Hotels’ aggressive expansion strategy includes 18 hotels either operational or planned across key Western European cities, underlining the brand’s growing footprint in the hospitality sector. This expansion includes a £100 million project on Edinburgh’s Princes Street, set for a 2026 opening, and a new venture in Dublin’s city centre, marking Ruby’s second project in Ireland.
