In a significant move, Multiplex has clinched a £450m contract to transform the former St John’s Wood Barracks into a luxury residential development. The project, officially named St John’s Wood Square, is set to be executed as a shell and core job under a design and build agreement. The fit-out, estimated at £200m, is anticipated to be contracted as a CM deal.

The development, designed by Squire & Partners, is positioned between iconic London landmarks such as Lord’s cricket ground, Primrose Hill, and Regent’s Park. The site, which historically served as the headquarters for the Royal Horse Artillery, received planning permission in 2015. The project encompasses the conversion of a grade II-listed riding school into a facility and the construction of 179 homes on the barracks site, with an additional 41 offsite residences.

This venture underscores Multiplex’s commitment to high-end residential projects in London, following its involvement in the redevelopment of the Chelsea Barracks. The St John’s Wood project promises to be a blend of historical significance and modern luxury, catering to the city’s elite.
