Zentra Group forms joint venture to launch new lettings and management subsidiary ZPAS Limited January 12th, 2026 Mya Driver Zentra Group plc has entered into a joint venture with Manchester-based property management professional Connor Moylan to establish a new lettings and management subsidiary, ZPAS Limited. ZPAS Limited has been created to focus on Assured Shorthold Tenancy lettings, residential property management and related after-sales services. The new business will initially take responsibility for managing around 84 existing residential units that are currently overseen by Zentra Property Services Limited, with the intention of expanding its portfolio as further instructions are secured. Under the terms of the joint venture, Zentra will hold a 51% ownership stake in ZPAS, with Connor Moylan owning the remaining 49%. This structure gives Zentra majority economic interest and governance control. Zentra’s chief executive officer, Jason Upton, will chair the joint venture board, while Moylan will be responsible for the day-to-day management and operational leadership of the business. The joint venture has been established to support the scalable growth of Zentra’s AST lettings and management activities without increasing senior fixed overheads at group level. The board believes the structure will help enhance service standards, grow recurring fee-based income, and ensure that customer relationships and data remain within the Zentra group. ZPAS will focus exclusively on AST lettings and residential property management. Block management services on completed Zentra developments are specifically excluded from the joint venture and will continue to sit outside the new entity. Following an initial transition period supported by existing Zentra staff, ZPAS is expected to operate as a standalone business. Profits generated by the company will be distributed by way of dividends, with 51% payable to Zentra and 49% to Moylan, at Zentra’s discretion. Connor Moylan is a Manchester-based property management professional and a director of Empanda Properties Ltd and Entire Spaces FM Ltd. His experience includes improving occupancy levels, arrears management, renewal performance and regulatory compliance, which the Zentra board considers to be closely aligned with the objectives and growth ambitions of ZPAS Limited.
