Westminster City Council has granted planning approval for the redevelopment of 33 Cavendish Square, a prominent site near Oxford Circus in London. The scheme will deliver 800,000 square feet of office space and 100,000 square feet of retail, transforming the landmark location into a modern, sustainable, and mixed-use destination.

The project, led by Berkeley Estate Asset Management (BEAM) in collaboration with architects Kohn Pedersen Fox (KPF), will repurpose the former BHS department store and London College of Fashion building. More than half of the existing structure will be retained and retrofitted to meet net-zero standards, incorporating all-electric systems and achieving high sustainability ratings, including BREEAM Excellent.

The redevelopment will feature wellness-focused offices spanning 800,000 square feet, with landscaped terraces offering views over the West End. Retail space totaling 100,000 square feet will be complemented by a 3,500-square-metre cultural hub, including an auditorium designed for events such as TED talks, product launches, and fashion shows.

The scheme is expected to generate an estimated £550 million in annual economic value and support up to 4,500 jobs once complete. Construction is planned to commence in 2029, with completion targeted for 2033, positioning Oxford Street as a premier destination for retail, culture, and creative industries.
