Vinci Construction has been granted official planning permission to deliver the landmark Stockport 8 regeneration project, a £250 million development that marks the most significant residential proposal in the borough’s history. The approval was confirmed by Stockport Council’s planning committee today.

Led by ECF – a partnership between Muse, Legal & General, and Homes England – in joint venture with Stockport Council and supported by the Stockport Mayoral Development Corporation, the scheme will transform an eight-acre site west of Stockport town centre, adjacent to the iconic Stockport Viaduct.

The Stockport 8 scheme will create:

  • Up to 1,300 new homes, with a mix of build-to-rent and owner-occupier properties, including energy-efficient apartments designed to meet net-zero standards.
  • 82 affordable homes delivered in Phase 1.
  • 1,573 sqm of commercial and community space, alongside approximately 9,500 sqft of ground-floor commercial units.
  • A vibrant public realm, featuring a new public square, cycle lanes, green roofs, sustainable urban drainage systems, and significant tree planting to enhance biodiversity.
  •

The scheme has been designed to prioritise walkability and car-free living, contributing to a sustainable, modern town centre community.

Timeline for Delivery

  • Phase 1: Construction will begin in 2026 with completion expected in 2028.
  • Future Phases: Starting from 2029, with the final phase scheduled for completion by June 2034.

Stockport 8 sits at the heart of Stockport Council’s £1 billion Town Centre West regeneration masterplan, which aims to deliver more connected, sustainable, and vibrant living opportunities for residents.
