Housing & Residential: Swiss Life Asset Managers, Homes England and Capital&Centric Launch £860m Joint Venture November 20th, 2025 Mya Driver Swiss Life Asset Managers, Homes England, and Capital&Centric have launched a new joint venture, The Impact & Places Partnership, to deliver over £860 million worth of high-quality homes across England. The partnership aims to build more than 2,250 homes over the next decade, focusing on mixed-use residential schemes in underinvested regions where housing demand is high and supply has stalled.Under the structure of the joint venture, Homes England holds a 40 percent stake, while Swiss Life Asset Managers and Capital&Centric share the remaining 60 percent. The collaboration is designed to channel long-term institutional finance into development projects, combining Swiss Life Asset Managers’ expertise in real estate investment with Capital&Centric’s focus on social impact and placemaking.The Impact & Places Partnership aligns with government ambitions to boost housing supply, particularly in areas with significant demand but limited historical investment. By bringing together public and private investment, the venture aims to accelerate delivery, support SME builders, and create inclusive neighbourhoods offering a range of tenures. The partnership intends to contribute meaningfully to addressing the UK housing crisis through sustainable development and community-focused regeneration.
