Relentless Unveils Kendals District Masterplan for Major Manchester City‑Centre Regeneration March 11th, 2026 Mya Driver Relentless Developments has unveiled a comprehensive masterplan for the Kendals District, a new mixed‑use neighbourhood planned for central Manchester. Centred on the retrofit of the former Kendal Milne art deco department store and the adjacent House of Fraser site on Deansgate, the proposal brings six development plots together into a single framework intended to deliver coordinated regeneration at scale. The masterplan features around 230,000 sq ft of modern office accommodation within the refurbished Kendal Milne building, supported by ground‑level food, drink and retail uses to enhance activity and footfall. A new office building of approximately 280,000 sq ft is proposed on the site of the existing Kendals multi‑storey car park, expanding the district’s employment capacity and reinforcing Deansgate as a commercial centre. The wider Kendals District is planned to include hospitality and leisure functions, with a luxury hotel and branded residences contributing to a mix of uses designed to support a 24‑hour neighbourhood. Significant new public realm and cultural spaces form part of the plans, aimed at opening up new pedestrian routes, improving connectivity and creating a distinctive city‑centre quarter aligned with Manchester’s growth ambitions. Relentless Developments, established by Gary Neville and co‑led with CEO Anthony Kilbride, is delivering the programme in partnership with Investec. The project is also supported by the Greater Manchester Combined Authority and Manchester City Council. GMCA has allocated £44 million from its Good Growth Fund to facilitate the conversion of the Kendals building and stimulate wider investment across the district. The initiative is intended to secure the long‑term future of one of Manchester’s most recognisable heritage buildings while expanding the city’s employment, residential and cultural offer. Positioned close to the company’s St Michael’s scheme, the Kendals District contributes to a series of major regeneration projects that are reshaping the urban core and supporting the city’s ongoing economic development.
