A landmark business facility in Plymouth, previously recognised as one of the city’s premier factories, is poised to be auctioned with a starting bid of £375,000. Located in Honicknowle, the distinguished Eurotech House stands as a testament to the city’s industrial legacy. However, with the surrounding region earmarked for a transformation into residential and commercial spaces, the future of this establishment was uncertain.

Yet, the winds of change bring good news. The property, which once housed the electronics giant Patronics, is now envisioned as a potential corporate headquarters or a center for medical or educational endeavors. The building’s versatility is further highlighted by the fact that its upper level is currently leased to various entities on short-term contracts. These arrangements could be extended, offering flexibility for potential buyers.

Charles Berry, representing ONYX Business Parks, the current proprietors of Eurotech House, shared the budding interest the property has garnered as the auction date approaches. He envisions the space as a potential base for established local enterprises or as an investment opportunity for those seeking substantial returns. The building’s design allows for multiple configurations, from housing an array of small businesses to serving as a singular, expansive headquarters.

Situated in the bustling Burrington Business Park, Eurotech House, with its striking glass facade, dates back to the 1970s. Recent renovations include a new roof, and there’s potential for an additional floor. The property also boasts ample parking, including spaces equipped with EV charging stations. The broader Eurotech Park has recently seen a £3.5m revamp, with the construction of 30 new business units, all of which have been sold.

Historically, the expansive factory building, which spanned 40,000 sq ft, was initially established for the German tech conglomerate Wandel and Goltermann. It later transitioned to Patronics before being acquired by local real estate moguls Mike and Nikki Trathen, along with Paul Scantlebury, in 2006. The site underwent various transformations over the years, with Burrington Estates taking ownership in 2019. This company, now known as ONYX Business Parks, has an impressive portfolio, including The Ship office complex and the Stowford Mill redevelopment.

As ONYX Business Parks continues to expand its footprint across the South West, Eurotech House stands as a symbol of Plymouth’s rich industrial past and its promising future. The property is set to be auctioned by Charles Darrow on September 28.
