Peabody, in collaboration with Lovell Partnerships, has embarked on a venture to develop the second phase of a comprehensive regeneration plan for South Thamesmead, London. This partnership, split evenly between the two entities, aims to construct 329 mixed-tenure homes, of which 42% will be categorised as affordable housing.

The project’s commencement is scheduled for early this year, with an anticipated completion date in 2027. This phase is a continuation of the initial stage, which concluded in late 2022, featuring 534 new homes (55% affordable), a public square, a library with community facilities, and commercial spaces including shops and cafes.

Peabody retains ownership of the site, overseeing the management of rental and shared ownership homes, and the maintenance of private blocks. From the first phase, 181 households have already settled in, and 59 homes in the upcoming phase are reserved for current community residents.

David Llewellyn, Peabody’s project director for South Thamesmead, highlights the ambitious nature of the masterplan, emphasising the focus on community involvement and the aspiration to foster a sense of pride and belonging in Thamesmead. He also notes Lovell Partnerships’ extensive experience in urban regeneration as a valuable asset for the project.

Mary Parsons, Lovell Partnerships’ director for regeneration and partnerships, expressed enthusiasm for the joint venture. She emphasised Lovell’s commitment to complex regeneration projects and their eagerness to work alongside Peabody, known for their expertise in community-led placemaking and regeneration.
