Housing & Residential: Network Rail launches Platform4 to drive regeneration and housing growth across the UK November 13th, 2025 Mya Driver Network Rail has launched Platform4, a new property development company aimed at transforming surplus and brownfield rail land into new homes, commercial spaces, and vibrant communities across the United Kingdom. The company is the result of a merger between London & Continental Railways and Network Rail’s property development business, designed to streamline efforts and accelerate regeneration projects that support housing delivery and economic growth.Platform4 plans to deliver 40,000 new homes and over 10 million square feet of commercial space over the next decade, supporting the UK government’s housing agenda and wider economic development goals. The company will focus on regenerating brownfield land adjacent to rail infrastructure, working with 47 towns and cities as well as 22 London boroughs. Initial redevelopment sites include Newcastle Forth Goods Yard, Manchester Mayfield, Cambridge, and Nottingham, where more than 2,700 new homes are planned.By combining the expertise of LCR and Network Rail’s property team, Platform4 aims to improve efficiency and avoid duplication in development efforts. The company targets creating £1 billion per year in public value by turning underutilized railway land into resources that benefit communities. Profits generated will be reinvested into Britain’s railways to improve infrastructure and services.Platform4 represents a significant shift in how Network Rail leverages its land portfolio, helping to address housing shortages and drive urban regeneration at scale in communities connected to the national rail network.
