Leith’s waterfront is set to witness a significant transformation as property developer S Harrison Developments submits a planning application for a residential-led development at Ocean Point 2, valued at approximately £100 million. This initiative is a testament to the ongoing revitalization of the Waterfront area.

The proposed development, adjacent to Ocean Point 1, will rejuvenate the brownfield site with two buildings. The project encompasses a variety of build-to-rent homes, catering to diverse housing needs, including family-specific apartments. The proposal outlines 120 build-to-rent homes, ranging from studio apartments to three-bedroom units. Notably, a quarter of these are three-bedroom apartments tailored for families. Additionally, the development will offer 404 purpose-built student accommodation beds, addressing the rising student population in the city.

The developers highlight the potential of the student accommodation to alleviate the housing strain in Leith by freeing up family homes currently occupied by students. The project also envisions commercial and co-working spaces, enhancing the public realm and promoting active lifestyles.

Beyond housing, the development promises a substantial economic boost to the local community. Estimates suggest an annual local spend of £5.3 million by residents and visitors, potentially supporting 60 retail and leisure jobs. The construction phase alone could generate 325 direct job opportunities.

This redevelopment initiative complements the forthcoming £100 million transformation of the neighboring Ocean Terminal into a mixed-use space. The extension of the tram line, connecting Edinburgh and Ocean Terminal, further enhances the site’s appeal, ensuring swift connectivity to Edinburgh’s city center.

A spokesperson for Harrison Developments commented on the project’s potential, emphasizing the transformation of a brownfield site into a vibrant community hub with excellent transport links, especially the new tram line. The development aims to inject significant investment into the local community, marking a new chapter in Leith’s urban redevelopment story.
