Housing & Residential: IJM Land Secures Planning Resolution for Wheat Quarter in Welwyn Garden City November 26th, 2025 Mya Driver IJM Land has received a resolution to grant planning permission for its 578‑home Wheat Quarter masterplan on the northern part of the former Shredded Wheat factory site in Welwyn Garden City, subject to the completion of a legal agreement with the council.The approved scheme will deliver a mix of around 133 houses, 141 retirement living homes, and approximately 300 build‑to‑rent flats. It also includes a 180‑room aparthotel, new retail and leisure space, community facilities, and over six acres of public open space and landscaped routes.The development covers the northern portion of the former Shredded Wheat factory, one of the town’s largest brownfield regeneration sites. The Grade II listed silos and production buildings will be restored and reused for leisure, retail, co‑working, and food and drink uses around a new public square, creating a vibrant focal point for the area.The masterplan incorporates new and improved pedestrian and cycle links connecting Wheat Quarter with Welwyn Garden City railway station and the town centre. This includes a new or upgraded footbridge with lift and stairs. Parking, servicing, and supporting infrastructure are integrated into the comprehensive mixed‑use development.Welwyn Hatfield Borough Council’s Development Management Committee has resolved to grant permission, allowing the development to proceed once the required legal agreement is signed. IJM Land and its partner Treble Eight Group plan to move quickly into detailed delivery and construction to bring the long‑vacant site back into active use.
