In a promising development for potential investors, Bolsover District Council is reviewing a significant housing proposal for the Clowne Garden Village. The project, situated between Clowne and Barlborough, offers a golden opportunity to develop approximately 1,800 residential units on prime greenfield land.

Beyond housing, the Clowne Garden Village blueprint also outlines a 24-hectare mixed-use zone dedicated to employment, alongside a range of community and commercial facilities. The expansive project, while awaiting the green light, has garnered attention for its potential to reshape the housing landscape in Derbyshire.

Farhad Poursadr, the County Council Project Engineer, highlighted the necessity for a detailed management plan. He stated, “The applicant should submit a comprehensive management plan detailing how surface water shall be managed on site during the construction phase of the development ensuring there is no increase in flood risk off site or to occupied buildings within the development.”

The project, currently open for developer bids, promises to be a lucrative venture, given its scale and the strategic location. With housing demand on the rise, this development could be the next big thing for investors and developers looking to make a mark in the region.
