Hillwood has received planning approval for its Hillwood Park Luton industrial and logistics development, enabling the company to move forward with a major new scheme in the Sundon Park Industrial Estate. The 16‑acre project will deliver eight Grade‑A industrial units totalling around 285,000 sq ft, with individual buildings ranging from 14,000 to 80,000 sq ft. The development has been designed for occupiers in manufacturing, distribution and e‑commerce, and targets BREEAM Excellent and EPC A ratings to meet growing demand for sustainable warehouse space.

Hillwood acquired the site in June 2025 and began demolition works in mid‑2025 to prepare the land for redevelopment. Construction will begin in March 2026, led by Glencar, which has been appointed to deliver the scheme following previous collaborations with Hillwood in Crewe and Wigan. Practical completion is expected in the fourth quarter of 2026, with units available for occupation from December 2026 or January 2027.

Hillwood Park Luton is positioned to support the regional industrial and logistics market, offering direct access to the M1 motorway and strong transport links across the South East and Midlands. The scheme is being brought to market by CBRE and DTRE, providing new opportunities for businesses seeking modern, energy‑efficient industrial space within an established commercial location.
