Housing & Residential: London Harrow Council and Wates Residential Secure Planning Permission for Major Poets Corner Regeneration October 16th, 2025 Mya Driver Harrow Council and Wates Residential have secured planning permission for the Poets Corner regeneration scheme on the site of the former Harrow Civic Centre in London. The development will deliver over 1,000 new homes, including more than 100 council properties, along with green spaces, shops, community areas, and new walking routes connecting to Harrow & Wealdstone Station.Phase one of the scheme will include over 500 homes, comprising Build to Rent and affordable housing, retail units, and flexible community space. Further phases will introduce additional homes and commercial space, with the full development expected to be completed by 2032. The project is designed to retain existing trees, enhance local biodiversity, and create a vibrant and inclusive neighborhood.The scheme has faced some concerns regarding local NHS service capacity and the proportion of affordable housing, which stands at around 20 percent. While this is higher than the initially proposed 15 percent, it falls below the Council’s target of 50 percent. Despite some opposition and reservations, planning permission was granted, with construction due to start in 2026.In addition to this project, Wates has secured a dedicated pavilion at the UK’s Real Estate Investment & Infrastructure Forum (UKREiiF) 2026, scheduled for May 19–21 in Leeds. This platform will allow Wates to showcase its commitment to sustainable development and engage with key stakeholders in the built environment sector.
