The Galliard JV (Galliard Apsley Partnership) has secured planning approval for its major residential-led regeneration project, College Gardens, which will transform the long-derelict former College Street Goods Yard behind High Street railway station.

The approval, granted today by Glasgow’s planning applications committee, paves the way for the delivery of 713 build-to-rent homes and 999 student beds across the 7.5-acre brownfield site, creating a vibrant new residential quarter for the city.

The College Gardens masterplan prioritises sustainable urban living, with extensive green spaces, landscaped courtyards, improved pedestrian and cycle routes, and a predominantly car-free environment. The tallest building within the scheme will reach 20 storeys, providing resident amenities at ground level and contributing to Glasgow’s evolving skyline.

This landmark development represents a significant step in repopulating the city centre and breathing new life into an underutilised area. The Galliard Apsley Partnership’s proposals are designed to both support Glasgow’s housing needs and enhance connectivity and public realm improvements for the wider community.

Construction is expected to commence in late 2025, with first-phase occupation targeted for 2028.
