Edinburgh City Council has recently greenlit a substantial £250 million redevelopment project for the Ocean Terminal shopping centre in Leith’s waterfront area. This decision follows a detailed planning and consultation process that began in 2020, involving the local community in shaping the future of the area.

The first phase of the redevelopment, which includes the partial demolition of the existing multi-storey car park and the former Debenhams retail unit, was approved in the autumn of 2022. The latest approval covers the second phase, focusing on creating a pedestrian-friendly waterfront encompassing residential, retail, and commercial spaces.

Chris Richardson, managing director of Ambassador Investment Management, the Scottish firm owning Ocean Terminal, expressed his delight at the council’s approval. He emphasized the community-centric approach of the development, which promises to address Edinburgh’s housing crisis, enhance Leith’s vibrancy with new commercial units, and provide essential amenities like a supermarket and medical centre. This project also prioritizes sustainability in its design and execution.

Brendan Reilly, president of Leith Chamber of Commerce, highlighted the project’s potential to enhance the cosmopolitan and European charm of Leith, benefiting both residents and visitors.

The redevelopment plan includes the construction of over 530 new homes offering various tenure options, featuring secure courtyard gardens and raised terraces. A key goal of the project is to improve access to the waterfront and The Royal Yacht Britannia by extending Ocean Drive, thereby reconnecting the new neighbourhood with the rest of Leith.

Neil Whatley, associate director at Keppie Design, the firm behind the architectural design of the proposals, remarked on the project’s unique approach. Unlike the trend of complete retail demolition, this project aims to retain and revitalise the existing structure, integrating it into a broader residential-led urban setting that reflects Leith’s rich history and vibrant character.

This ambitious redevelopment is expected to retain and create over 600 local jobs, with additional employment opportunities anticipated during the construction phase.
