Dominus and Cheyne Capital have announced that they have received planning approval for the redevelopment of 65 Fleet Street in London. This student accommodation-led, mixed-use project will transform the former office building, once occupied by the law firm Freshfields Bruckhaus Deringer, into a vibrant urban space that celebrates the historic character of Fleet Street while meeting modern needs.

The redevelopment aligns with Dominus’ extensive expertise in the student accommodation sector and builds upon their strategic partnership with Cheyne Capital. Together, they aim to reimagine Fleet Street’s historic environment and contribute to the City of London’s “Destination City” initiative. This project includes a careful restoration and enhancement of the existing façade on Fleet Street and the preservation of the Grade II-listed Whitefriars Crypt, which will be made accessible to the public as part of the area’s rich historical fabric. The Tipperary Pub, a landmark for the local community, will also be thoughtfully renovated and reopened, preserving its longstanding cultural significance.

The development introduces new elements to the area, including “Tattle at The Tipperary,” an independent coffee shop that provides a welcoming, contemporary space for residents, students, and visitors alike. Additionally, a new florist shop will enhance the frontage of Fleet Street, adding vibrancy and visual appeal to this iconic London street. The project also demonstrates a firm commitment to sustainability, targeting BREEAM ‘Excellent’ certification to ensure a high standard of environmental performance. Reusing much of the existing building fabric, Dominus and Cheyne Capital aim to preserve historical elements while minimizing waste. With an efficient external envelope, the development optimizes passive heating and cooling, reducing energy consumption and promoting environmental responsibility. The redevelopment will be car-free, providing extensive cycle storage to encourage sustainable transport options for all residents.

This landmark redevelopment represents Dominus and Cheyne Capital’s first joint venture in Fleet Street, following two significant financing transactions in 2023 that directed approximately £400 million toward student accommodation projects in the City of London. Together, Dominus and Cheyne Capital are committed to fostering vibrant, sustainable communities in prime locations across the city.
