Housing & Residential: North West Major New Residential Plans Unveiled for Cheetham Hill September 8th, 2025 Mya Driver Major new residential plans have been unveiled for Cheetham Hill, marking a significant step forward in Manchester’s ongoing regeneration. A combination of landmark towers, a build-to-rent scheme, and a major affordable housing initiative will together bring hundreds of new homes to the area, alongside improvements to the public realm and community infrastructure.As part of the Victoria North masterplan, proposals have been revealed for two new towers at Red Bank, one rising to 43 storeys and the other to 18 storeys. The development will deliver 509 new apartments, with a mix of one-, two-, and three-bedroom homes. The plans also include new public spaces and active ground-floor uses, designed to create a vibrant new neighbourhood. The Victoria North vision aims to regenerate 390 acres of North Manchester over the next 15 to 20 years, with a target of delivering 15,000 new homes. A public consultation on the proposals is currently open.In a separate project, Zephyr X has submitted plans for a 23-storey build-to-rent scheme at the corner of Carnarvon Street and Cheetham Hill Road. The development will provide 237 high-specification apartments, including one- and two-bedroom units, with designer kitchens, luxury finishes, secure parking, and CCTV. Subject to planning approval, construction could begin later this year.Affordable housing will also receive a boost, with Mosscare St Vincent’s having secured approval for a scheme of 70 new homes across Alderford Parade and Dinnington Avenue. All homes will be for social rent and will include a mix of apartments and houses ranging from one to four bedrooms. Built to EPC A standards, the homes will feature low-carbon measures and electric vehicle charging points. This scheme forms part of Manchester’s Project 500 initiative to accelerate the delivery of affordable housing across the city.Cheetham Hill is undergoing rapid transformation as part of Manchester City Council’s long-term regeneration strategy. With significant investment in housing, infrastructure, and public spaces, the area is set to benefit from a new wave of development that will deliver high-quality, diverse, and affordable residential options for its growing community.
