CBRE is bringing 430 acres of land in Cheshire to the market on behalf of NPL Group. The portfolio includes four strategic plots located near Northwich, each with potential for various developments.

The largest plot, located off King Street, spans 189 acres. The other sites available are a 47-acre plot in Longwood, a 35-acre area at Winnington Wood, and a 32-acre site at Gadbrook Park. All four sites are within close proximity to each other and near the M6 motorway, making them highly accessible.

These parcels of land offer diverse development opportunities. One site, north of Lostock Gralam, presents potential for residential expansion adjacent to an existing settlement and close to a train station. CBRE noted that offers are being accepted for individual plots or the entire portfolio, although the guide prices remain undisclosed.

Kieran McLaughlin, senior director at CBRE, highlighted the unique opportunity of this large-scale landholding, inviting offers for individual sites or the entire portfolio. He pointed out that with the removal of HS2 safeguarding and the local authority’s plan review, this is a prime moment for acquisition and development.

The land had previously been earmarked for employment use in Cheshire East’s draft local plan but was removed due to HS2 safeguarding. Following the cancellation of the HS2 Northern leg last year, the land is now seen as a viable strategic opportunity for development.
