Buckinghamshire Council has finalised plans for the construction of a new housing estate, Shenley Park, which includes 1,150 homes on countryside land. This decision was made on Tuesday, marking a crucial step in the area’s development located on the outskirts of Milton Keynes, within the Whaddon parish.

The Shenley Park project is a key element of the Vale of Aylesbury Local Plan (VALP) for 2011-2031, which was officially adopted by the council in 2021. The plan outlines the need for a Supplementary Planning Document (SPD) to guide the development process, ensuring the new estate meets both current and future demands.

The SPD not only earmarks the location for the new homes but also plans for a local centre and a primary school. Additionally, it includes the development of a new link road connecting the A421 Buckingham Road with H6 Childs Way, alongside a public transport route leading into H7 Hayton Way.

A notable feature of the SPD is the introduction of a landscape buffer to maintain a natural separation between Whaddon village and the new development. Following public feedback from last year’s consultation, adjustments were made to the SPD, incorporating a strategic outer link road with adjusted speed limits, the transformation of Shenley Road into a pedestrian and cycling route, and the relocation of sports facilities and children’s play areas to ensure a harmonious integration with the existing community.

Peter Strachan, Cabinet Member for Planning and Regeneration, expressed gratitude towards the public for their valuable input during the consultation phase, emphasizing the council’s commitment to listening to residents’ views. He highlighted the importance of Shenley Park in creating a lively and attractive neighbourhood that fulfils the housing and infrastructure needs of both new and existing residents.

With a planning application already submitted, the SPD will play a critical role in guiding the final decision-making process. The council’s proactive approach in engaging the community through consultations and drop-in sessions has been pivotal in shaping the final plan, ensuring that Shenley Park will be a well-integrated and beneficial addition to Buckinghamshire.
