Glancy Nicholls Architects has unveiled proposals for an impressive 711-home development situated on the edge of Birmingham city centre. The Pressworks scheme, crafted for Prosperity Developments, is set to be a significant addition to Birmingham’s Smithfield Masterplan area.

The development encompasses a 1.2-hectare site and boasts a standout 23-storey tower, complemented by other blocks reaching up to 11 storeys. Additionally, the project will introduce 2,099 square metres of fresh commercial space to the area.

In a nod to community inclusivity, the developers have earmarked 10% of the new homes as “affordable.” The site, soon to be transformed, is currently home to a collection of older industrial and commercial buildings. Its prime location is defined by Rea Street, Bradford Street, Barford Street, and Moseley Street.

One of the highlights of the development’s location is its proximity to the grade II-listed Anchor pub, a frequent recipient of the Campaign for Real Ale’s regional pub of the year award. Moreover, the development is a stone’s throw away from the iconic grade II* St Martin in the Bull Ring church.

Birmingham City Council’s principal conservation officer acknowledged the scheme’s potential to rejuvenate several non-designated heritage assets, adding character to the Digbeth and Cheapside area.

Lendlease, Birmingham’s development partner for the Smithfield Masterplan, provided feedback on the proposals, ensuring the development aligns with the broader vision for the area.

Birmingham planning officers have expressed enthusiasm for the Glancy Nicholls scheme, highlighting its potential to further the transformational change in the area. They emphasised the development’s promise to deliver a substantial number of new homes in a sustainable and prime location.

The officers also commended the development’s scale, design, and massing, noting that it would significantly enhance the site’s appearance and integrate seamlessly with the ongoing redevelopment in the vicinity.

The project is viewed as a pivotal contribution to the Smithfield Masterplan’s objectives. With Birmingham’s Planning Committee set to review the application this Thursday, the city eagerly anticipates the next steps in its vibrant transformation.
