BC Partners Real Estate and Simten London mixed-use scheme takes step forward

The High Court has dismissed the Judicial Review (JR) brought against Camden Council’s decision to grant planning permission for the redevelopment of One Museum Street in central London for the second time. The ruling, delivered by the Honourable Mrs Justice Lang DBE and confirming a previous High Court judgement handed down in July, reaffirms that the planning process was conducted properly and allows BC Partners Real Estate, the owner of the site, in partnership with developer Simten to proceed with their plans to transform the currently vacant site into a dynamic mixed-use neighbourhood.

The development, designed by DSDHA, will deliver approximately 175,000 square feet of super prime office space, targeting inter alia BREEAM Outstanding and NABERS 5* certifications. This space is expected to accommodate over 1,600 workers, contributing significantly to the local economy. The project will also address a pressing need for affordable housing by providing 44 new homes, 19 of which will be dedicated to affordable housing.

Respecting the character of the Bloomsbury conservation area, the design of One Museum Street integrates modern architectural elements with the careful restoration and reuse of seven historic buildings. The project will introduce a new pedestrian route between New Oxford Street and High Holborn, Vine Lane, which will be lined with vibrant retail spaces aimed at supporting local independent businesses. Among these, six retail units will be offered at affordable rates specifically to local independents, enhancing the area’s commercial diversity. Additionally, a flexible business and event space will be made available free of charge to local charities, further embedding the development within the community.

With the court’s decision, BC Partners Real Estate and Simten remain on track to commence construction in 2025, with an expected completion in 2028.
