Ballymore and Sainsbury’s have received formal planning approval from the Royal Borough of Kensington and Chelsea to proceed with their transformative 2,500-home masterplan in the Kensal Canalside area of Ladbroke Grove. The £3 billion redevelopment, branded Project Flourish, marks one of London’s largest housing projects in recent years.

The 19-acre brownfield site, a former gasworks that has been closed to the public for over 40 years, will be fully revitalized, delivering 2,519 new homes, with at least 500 homes designated as affordable housing. The development will include two large public parks, a vibrant high street with shops, cafes, and restaurants, a state-of-the-art Sainsbury’s supermarket, a restored canal basin, and enhanced public realm. New pedestrian, bus, and cycle routes will also be introduced to improve connectivity across the area.

Project Flourish is expected to create thousands of new jobs and provide a significant economic boost, estimated at £37 million annually for the local economy. Construction is scheduled to begin in 2026, following site preparation and detailed design phases. The development will be delivered over an 11-year programme, with the first homes and the new Sainsbury’s store expected by 2030.

The project is designed to address London’s housing shortage while revitalizing a long-neglected area. It will integrate with local heritage, including the introduction of a family-focused element to the Notting Hill Carnival, which will start from the site. Project Flourish will provide new homes, retail opportunities, and vibrant public spaces for the community, marking a major milestone in the regeneration of west London.
