Industrial: Aviva Investors Provides Valor Real Estate Partners with £32 Million Green Loan for North London Urban Logistics Development November 26th, 2025 Mya Driver Aviva Investors, the global asset management business of Aviva plc, has agreed to provide Valor Real Estate Partners (“Valor”) with a green loan facility of nearly £32 million to fund the development of a new Grade A urban logistics warehouse in Enfield, north London.The financing will support the construction of a single, high-specification logistics unit of approximately 110,000 square feet in one of London’s most established distribution sub-markets, located around 35 minutes from the city centre. Valor, a leading pan-European logistics-focused real estate investment and asset management firm, will act as sponsor and developer for the scheme.Structured in alignment with the Loan Market Association’s Green Loan Principles, the facility ensures loan proceeds are dedicated to environmentally beneficial purposes and adhere to strict criteria around use of proceeds, project evaluation, management, and reporting. The new warehouse has been designed to target an EPC rating of A+ and BREEAM “Outstanding” certification, placing it among the most energy-efficient and sustainable assets in the UK logistics sector.The loan is being provided through Aviva Investors’ Multi-Sector Private Debt Long-Term Asset Fund (LTAF), which gives defined contribution pension schemes diversified access to private debt investments spanning real estate, infrastructure, structured finance, and corporate lending. The transaction reflects Aviva Investors’ ongoing strategy to deploy long-term capital into energy-efficient real assets that support the transition to a low-carbon economy, particularly within high-demand segments such as last-mile and urban logistics.The Enfield scheme aims to meet the needs of occupiers in a tightly supplied market underpinned by growing e-commerce penetration and continued urbanisation. This new financing also extends an existing lending relationship between Aviva Investors and Valor, reinforcing both firms’ commitment to supporting sustainable development across the UK logistics landscape.
