Ask Real Estate has announced plans to bring forward a new logistics scheme at Manchester Business Park, delivering around 115,000 sq ft of prime industrial space across a 7.8-acre site. The development will provide nine high-quality logistics units ranging from approximately 6,700 sq ft to 21,646 sq ft, designed to meet the needs of a wide variety of sectors including hi-tech industries, aviation, and traditional warehousing.

The scheme is being designed to the highest sustainability standards, with all buildings targeting BREEAM Excellent certification, EPC A rating and net zero operation. By combining modern specification with strong environmental performance, the project is intended to appeal to businesses seeking flexible and efficient mid-sized logistics and distribution facilities, particularly in the technology, research and development, and supply chain sectors.

Public consultations on the proposals are scheduled for autumn 2025, with a planning application expected to be submitted by the end of the year. Subject to approval, the scheme is programmed for delivery in summer 2027.

Manchester Business Park provides direct connectivity to the M56 and A555 and is situated close to Manchester Airport and the £1bn MIX Manchester development zone, offering strategic advantages for occupiers. The project also responds to the current shortage of small to mid-size logistics units within the South Manchester market, aiming to support growth in one of the region’s most in-demand locations.
