Housing & Residential: London Areli Developments Unveils Plans for Landmark 54-Storey Redevelopment October 23rd, 2025 Mya Driver Areli Developments has submitted plans for a 54-storey residential-led redevelopment at 77 Marsh Wall in Canary Wharf, London. If approved, the project would become one of the largest multi-tenure and flexible living developments in the UK, delivering a total of 820 residential units.The scheme, designed by architectural firm Patel Taylor, will include 238 units for flexible living, 195 Build to Rent units, and 266 apart-hotel units, providing housing options for a wide range of residents. Around 38 percent of the homes are planned to be affordable.The ground floor will be publicly accessible and will feature shops, restaurants, and cafes, along with approximately 7,000 square feet of commercial and community space. Residents will benefit from shared green spaces, a cinema, pool, gym, communal kitchens, and lounges, creating a vibrant and inclusive living environment.The redevelopment will replace the existing Sierra Quebec Bravo building, a 17-storey office block from the early 1990s. Areli’s CEO, Rob Tincknell, has emphasized that the vision for the project is to create a community that serves diverse residents, offers a range of tenure options, and meets local needs. The design takes advantage of the waterfront location to maximize views and create a lively new destination within Canary Wharf.The planning application is currently under review by Tower Hamlets Council, with a decision expected in the first half of 2026. This development represents a major addition to London’s skyline and reflects the ongoing transformation of Canary Wharf, with a focus on inclusivity, flexibility, and community engagement.
