Ardstone, the Irish real estate investment firm, has completed the acquisition of Birchwood Court, a residential complex in North Dublin, for €79 million. The development will form part of Ardstone’s core residential fund and reflects the firm’s continued commitment to expanding its Irish portfolio.

Birchwood Court is a build-to-rent development designed to meet strong demand for high-quality rental housing in Dublin. While specific details regarding the number of units and amenities have not yet been disclosed, Ardstone will fully integrate the asset into its long-term residential strategy.

The acquisition follows Ardstone’s €177 million purchase of Spencer Place Residential earlier this year, which remains the largest residential investment in Ireland in 2025. Together, the transactions highlight Ardstone’s confidence in Dublin’s residential property market and its focus on both mid-range and premium segments.

Demand for modern rental housing in Dublin continues to outpace supply, making the city one of the most attractive European markets for residential investment. The build-to-rent sector is a particular focus for Ardstone, supported by urbanisation trends and sustained demand for centrally located rental housing.
