Chancerygate, working in joint venture with Bridges Fund Management, has acquired a 12‑acre former automotive component manufacturing site in Erdington, Birmingham, to deliver a significant new urban logistics and industrial development totalling approximately 300,000 sq ft. The site is positioned on Chester Road, providing direct access to junctions 5 and 6 of the M6 and strong connectivity to Birmingham city centre and the wider West Midlands region.

The proposed scheme will comprise around 26 leasehold Grade A units, with sizes ranging from 5,000 sq ft to 60,000 sq ft. The development is designed to support the growing requirement for high‑spec logistics accommodation across Birmingham, driven by sustained demand from distribution, manufacturing, and last‑mile operators seeking modern, energy‑efficient facilities.

The partners identify the location as one of Birmingham’s most prominent industrial opportunities, marking their largest acquisition to date. The project is expected to contribute to ongoing industrial expansion in the West Midlands, with the completed scheme anticipated to deliver a gross development value of approximately £85m. The site’s redevelopment will replace legacy industrial use with new commercial space designed to attract a diverse range of occupiers.
