In a significant development for the Civic Quarter redevelopment, the Planning and Development Management Committee at Trafford Council has granted approval for a £160 million residential scheme. The project, spearheaded by renowned residential developer Glenbrook Property, will consist of 639 new homes, including both private and affordable housing, alongside 5.4 acres of public realm space.

The Lumina Village residential scheme is an integral part of the wider mixed-use development opposite Lancashire Cricket Club, which is a joint venture partnership between Trafford Council and Bruntwood. These newly approved homes and public realm areas will play a pivotal role in the comprehensive regeneration of Trafford’s Civic Quarter.

Earlier this year, the Civic Quarter Area Action Plan was adopted, outlining ambitious goals for the neighborhood’s transformation. The plan aims to deliver 4,000 homes, 50,000 square meters of commercial space, improved public realm, and new infrastructure across a 120-acre area stretching from Trafford College to the Town Hall, Lancashire Cricket Club, and up to the A56/Chester Road and White City retail park.

Residential developer Glenbrook will be responsible for delivering the residential and public realm components of Lumina Village. The scheme, designed by Sheppard Robson with planning consultancy from Avison Young, will feature a variety of one, two, three, and four-bedroom houses and apartments. The 586 apartments will be spread across six blocks ranging from six to 20 storeys, accompanied by 53 townhouses. Notably, at least 15% of the total dwellings will be provided as affordable housing on-site.

Beyond the homes, the scheme places a strong emphasis on creating a pedestrian-friendly environment, incorporating 5.4 acres of public realm space. This vibrant space will feature a central village green, civic squares, boulevards, play streets, and 200 secure parking spaces located on the periphery of the development. This sustainable approach to urban planning will benefit both existing Trafford residents and the new Lumina Village community.

The inclusion of houses alongside apartments contributes to fostering a diverse and mixed community, presenting an appealing choice for families, especially considering the vast open spaces incorporated into the scheme.

Councillor Tom Ross, Leader of Trafford Council, expressed the council’s dedication to providing new and affordable homes throughout the borough. He highlighted that Lumina Village is a crucial part of their Civic Quarter Area Action Plan, delivering on their commitment to creating a thriving new community in the area.

Councillor Liz Patel, Executive Member for Economy and Regeneration, commended the progress made in transforming Trafford and expressed pride in the achievements thus far. She extended gratitude to all those involved in making this project a reality and eagerly awaits its completion.

Roberts celebrated the achievement of this significant milestone, which will bring high-quality residential accommodation to the community, moving them closer to realizing their ambitious plans for a vibrant and sustainable realm where people can live, eat, shop, and play.
