In a significant property deal, Millfield Estates has expanded its portfolio by purchasing a cutting-edge eco-friendly office building located at 3 Rayns Way, Watermead Business Park, Leicester. The transaction is valued at £1.2 million.

This acquisition increases Millfield Estates’ portfolio to a total of 14 properties. The office, covering 6,027 square feet, is notable for its Passivhaus design, boasting an ‘A’ rated Energy Performance Certificate (EPC). The design includes an open-plan layout, raised access floors, and an abundance of natural light, creating an inviting work environment.

The building features advanced environmental technologies. These include full air conditioning powered by ground and air source heat pumps, a mechanical ventilation heat recovery system, and the integration of renewable energy sources. Moreover, roof-mounted solar panels and solar shading blinds contribute significantly to its outstanding EPC rating.

Paul Dobson, Property Director at Millfield Estates, commented on the acquisition, “Securing 3 Rayns Way marks an exciting development for us. This Passivhaus office is not just a property; it’s a statement of our commitment to sustainability. It represents the evolving direction of the UK property market, increasingly focused on environmental, social, and governance (ESG) criteria.”

He added, “Aligning with the UK Government’s Net Zero Strategy for 2050, we at Millfield Estates recognise our role in making environmentally responsible investments. This is crucial for fostering a greener, more sustainable property sector in the UK.”
