The way has been paved for a substantial redevelopment opportunity as Croydon Council approves the demolition of Regina Road flats, following a decisive vote by residents in support of the initiative.

The flats in South Norwood had been spotlighted in 2021 by an ITV report that highlighted substandard living conditions. This approval for demolition and subsequent redevelopment opens up a significant opportunity to enhance the residential infrastructure in the area.

In a proactive response to the residents’ vote, where 88.1% were in favor of the redevelopment, the council introduced a direct delivery model for the project. This initiative outlines the replacement of the existing 191 council flats with up to 450 new homes, at least 200 of which will be council-owned, promising a substantial development opportunity for the region.

The redevelopment process is structured in two phases. The initial phase will see the construction of 86 new council homes on Regina Road’s north side, along with an additional eight new homes at nearby Malton House. The subsequent phase aims to add 139 new council homes, accompanied by a new nursery and community centre, with further details to be reviewed by the council in the coming year.

This ambitious redevelopment plan, however, leaves the current residents with questions regarding their interim housing arrangements. The council is engaging with the residents to discuss the proposal and ensure accommodation during the transition, although specific details are yet to be released.

With the potential start date for demolition slated for as early as Spring 2024, the council is now on the lookout for a developer partner to kickstart this substantial redevelopment project, with funding earmarked from the council’s capital revenue.

This initiative, backed by Mayor Jason Perry, underlines the council’s commitment to upgrading the standards of council homes and placing residents at the forefront of decisions regarding housing services. The project is set to progress rapidly, with significant milestones expected in the new year, marking a promising development opportunity to revitalise the housing landscape in Croydon.
