Stolon Studio has submitted detailed plans for a transformative 669-home development in Norwich, part of a broader initiative to rejuvenate the East Norwich area with approximately 3,500 new homes. This ambitious project aims to create a vibrant riverside community, reinforcing the historic city’s future growth and sustainability.

The London-based architecture firm lodged the application for two of the four primary sites within the East Norwich Strategic Regeneration Area (ENSRA) on behalf of Serruys Property Company (SPC). This move marks a critical advancement for a site that has faced developmental challenges for two decades due to issues such as access, contamination, and flood risks.

The proposed scheme includes the construction of 10 apartment blocks, 20 different house types, and the adaptive reuse of a listed bottle kiln, envisioned as part of a new riverside quarter complete with a village centre. Stolon Studio’s design intends to blend low-density housing in the southern parts with higher density structures reminiscent of warehouse architecture along the River Wensum.

“We are thrilled to unveil our plans that articulate the hierarchy of place and respond thoughtfully to the site conditions,” a representative from Stolon Studio explained. “Our approach has been to create a series of distinct character areas, each tailored to their specific context, featuring a mix of housing types and community-focused amenities.”

Moreover, the development aims to address environmental concerns, incorporating a flood mitigation strategy and promoting low-carbon construction techniques. The landscape design includes nature-focused play areas and urban orchards, underpinning the community’s connection with its natural surroundings.

As the council prepares to consult on the proposal from July 2024, Norwich anticipates the revitalisation of its eastern corridor, setting a precedent for sustainable urban development.
