Warwickshire Property & Development Group Limited has announced a comprehensive redevelopment plan for the former Manor Park School site, with a budget of £10 million. The proposal includes a range of construction and development activities, primarily focusing on creating a new housing scheme.

The project involves the potential demolition of existing structures, establishing both temporary and permanent access routes, and securing reserved matters consent for a C3 housing scheme. The plan is to develop up to 58 dwellings, with all necessary design works to be completed up to the Royal Institute of British Architects (RIBA) stage 3 under a Pre-Construction Services Agreement (PCSA). Additionally, the scheme will include a fully serviced plot for the future development of an Extra Care Facility, to be handled by a third party.

The construction phase will enter into a Build Contract (JCT Design and Build with amendments), covering the construction of the C3 houses. This includes external areas, roads, landscaping, drainage, electricity, utility connections, and all other standard construction elements from RIBA stages 4 to 7. The houses are to be completed to an agreed specification, incorporating sustainable and energy-efficient measures wherever viable.

The project seeks a Delivery Partner with experience in residential development to act as a contractor for the proposed residential development. Warwickshire Property Development Limited, a subsidiary of Warwickshire Property Development Group Limited and an arm’s length development vehicle for Warwickshire County Council, will fully fund the development and manage the sales risk.

The preferred Delivery Partner must have ample experience in residential developments of similar scale and in this locality. They are expected to have the capability to procure all necessary specialist inputs for the design and build of the proposed housing development, including both above and below ground requirements.

Following the evaluation of the SQ/Expression of Interest (EOI), a shortlist of candidates will be invited to an Invitation to Tender (ITT), where a more detailed scoring matrix will assess the suitability of the interested parties. This will lead to the selection of a preferred partner, with whom a PCSA will be entered. This agreement aims to secure reserved matters planning consent and finalise a deliverable housing specification and contract sum for the build contract.
