Homes England has made a strategic purchase of Quayside West, the most substantial plot within the Forth Yards area, marking a major step in the regeneration of Newcastle. This move is set to introduce approximately 1,100 homes, heralding the creation of a vibrant and sustainable new neighbourhood adjacent to Newcastle Central Station and the Quayside, promising to breathe new life into one of the city’s most underutilised brownfield sites.

Forth Yards, located near the heart of Newcastle, is poised to transform into a flourishing community with the potential to accommodate up to 2,500 new homes. The inclusion of Quayside West into public ownership is seen as a critical catalyst for revitalising the entire Forth Yards area, which has remained undeveloped for over two decades due to various challenges including access issues and infrastructure needs.

Peter Denton, Chief Executive of Homes England, highlighted the transformative impact of this acquisition, noting it as a crucial step towards unlocking the area’s full potential. By transitioning Quayside West into public hands, the project aims to spur the wider regeneration efforts for Forth Yards, ensuring the delivery of quality, sustainable housing and supporting the city’s regeneration goals.

In partnership with Newcastle City Council, North of Tyne Combined Authority, and Network Rail, Homes England is committed to a collaborative approach in redeveloping Forth Yards. This unified strategy aims to ensure the project not only meets housing needs but also enhances community wellbeing through the provision of green spaces, walkways, cycle paths, and improved city connectivity.

Cllr Nick Kemp, Leader of Newcastle City Council, expressed excitement about the development’s potential to transform a hidden industrial site into a world-class neighbourhood. The project focuses on delivering a mix of residential units, including affordable homes, to attract new families and boost the local economy.

Echoing the sentiment, North of Tyne Mayor Jamie Driscoll and Mayor Dame Norma Redfearn DBE highlighted the environmental and social benefits of developing on brownfield sites. This approach aims to address the housing crisis while preserving green spaces, showcasing a commitment to sustainable development and affordable housing.
